Monster Makeover

Renovations have started to the Hubbard building, 115 W. Water St., that will eventually transform it into a nine-unit housing complex.

Dan Delahunt, owner of the building, said the project will likely take an additional eight or nine months to complete.

Each unit in the building, ranging from 1,300 to 1,600 square feet, will have two bedrooms, two baths and a fireplace, Delahunt said. Six of the nine units also will have balconies overlooking the lake, he said.

Delahunt said he was unsure whether the housing complex will be apartments or condominiums and, therefore, he does not know how much each will cost.

The bottom of building will remain a retail space, Delahunt said, and several parties have expressed interest in renting it. He has not agreed to any specific plans for the space, however, because the rent remains uncertain.

"I'm not sure what the square footage will cost, and I don't want to commit until I know where I am cost-wise," he said.

A general contractor has been preparing the building for several months, exposing the stone and replacing the floors, Delahunt said.

The entire project will cost about $2 million.

Delahunt won a reinvestment area tax abatement in May, a proposal passed last year that gives property owners a tax break on the cost of improvements.

Delahunt said other properties along Water Street have done very well, and he already has had several people contact him about the new units.
